One firm, its associations and its accounts

Finkua sits on an ERP with real accounting underneath, not on a database with forms bolted on. That is what lets a special levy approved at a general meeting end up as a journal entry, an invoice and a direct debit without being keyed in again.

Associations and properties

The association record with its tax ID, its incorporation date and the members of the board. Every property —dwelling, commercial unit, garage or storage room— with its owner, its ownership share, its floor area and its cadastral reference.

Budget and year-end account

Ordinary budget per association and financial year, broken down by line, with the monthly amount worked out. That is where each owner's levy comes from, and what actual spending is measured against at year end.

Levies, special levies and direct debits

A regular levy or a special levy, split by ownership share across the properties and invoiced to each owner. The batch goes out as a SEPA file backed by the signed mandates, and the collection status comes back to the record.

How it avoids inventing articles

Board portal

Board members with access log in with their password and raise requests about their associations. You decide which ones to escalate to the copilot, review the answer, edit it and publish it under your signature. The AI never speaks to the association directly.

One fee per firm

It covers the instance, the backups, the updates and support. Nothing is charged per user: sign up the whole team.

One fee per association

You pay per association under management, not per owner and not per property. An association of eight neighbours does not cost the same as one of two hundred.

The copilot, separate and capped

Legal queries consume an external service billed by usage. You will see the cost of every query and can set a monthly limit that is never exceeded.
