Legal copilot
It answers on the Spanish Horizontal Property Act citing the article in force, or it does not answer.
The problem is not that AI does not know. It is that it does not know that it does not know.
A general-purpose language model will answer any question on the Horizontal Property Act with total composure, and every so often it will cite you an article repealed in 2013, or wording that ceased to apply with the 2019 reform. You have no way of telling which of the two has happened until an owner shows you the BOE.
Finkua does not ask the model what it remembers. It downloads the consolidated text from the BOE, keeps only the wording in force of each article, and serves the model just those fragments. It then checks every citation in the answer against that corpus: if the model cites an article it was not served, the citation is discarded and never reaches your screen.
Only the wording in force
Article 17 of the Horizontal Property Act has accumulated sixteen versions since 1960. When the Act is ingested we keep the one in force and store the rest as history, out of the model's reach.
An alert when the law changes
An automated process goes back to the BOE and compares the articles. If a reform touches an article, it is noted in the Act's history and you find out without having had to keep watch.
Cost in plain sight, with a cap
Every query records the tokens spent and their cost in euros. A monthly cap is set per firm and, once reached, the system stops querying instead of carrying on billing.
The signature stays yours
The copilot does not speak to the association. When the chair raises a request from the portal, it is you who decides whether to escalate it, you who reads the answer, you who corrects it and you who publishes it. The owner gets the reply from their manager, not the output of a model.
This is not a textbook precaution: article 20 of the Horizontal Property Act assigns those duties to the manager, and answering the general meeting is a professional act a chartered member answers for. No tool should place itself in the middle of that.
